Acceptance of Terms

By accessing DirahDirect.net, you agree to be bound by these Terms and Conditions. If you do not agree, please do not use the site.

Nature of Service

DirahDirect.net is an advertising directory. We provide a platform for apartment owners to list properties and for travelers ("Guests") to find them. DirahDirect.net is not a real estate agent, landlord, or property manager. We do not own, manage, or inspect any of the properties listed.

Direct Transactions Only

All bookings, payments, and rental agreements are made directly between the Guest and the Owner. DirahDirect.net is not a party to any rental agreement and is not responsible for any disputes, cancellations, refunds, or property conditions.

User Responsibilities

Owners: You represent that all information provided in your listing is accurate and that you have the legal right to rent the property.
Guests: You are responsible for conducting your own "due diligence" before sending money to an owner.

Fees and Subscription Terms

Paid Listing Requirement: DirahDirect.net is a paid subscription service. To list an apartment on the Website, owners must maintain an active, paid subscription.
Monthly Recurring Billing: Subscriptions are billed on a monthly recurring basis. Your payment method will be charged automatically every 30 days to keep your listing active.
Cancellation & Expiration: You may cancel your subscription at any time. If you cancel mid-month, your listing will remain active and visible until the end of your current billing cycle. We do not offer pro-rated refunds for partial months.
Seasonal Listings (Pesach, Sukkos, Summer): Seasonal listings are subject to a one-time, non-refundable fee. These listings will remain active until the start of the rental period or until you find a renter. Each season (e.g., Pesach and Sukkos) is considered a separate event and must be paid for separately.
Non-Refundable Policy: All fees (Monthly or Seasonal) are strictly non-refundable, regardless of whether you find a renter through our site or via other means.
Failure to Pay: If a recurring payment fails, DirahDirect.net reserves the right to hide or remove the listing from the website immediately until the balance is paid.

Listing Upload Timeline

While DirahDirect.net makes every effort to process and upload new or edited listings within 24 to 48 hours of submission, activation times may vary. In rare cases, due to high volume, verification requirements, or technical constraints, it can take up to 5 business days for a listing to be live and visible on the platform.

The Performance Plan

The Performance Plan ($49/Month) is billed at $49 on the first day of each calendar month only if the listing received three (3) or more tracked inquiries during the preceding month. If the listing received zero, one, or two tracked inquiries, the payment method on file will not be charged for that month.
To activate the Performance Plan, you will be sent a link to securely enter your card details. Your card will be charged an initial $1 verification fee to ensure the card is valid and to keep it on file. By submitting your card details, you authorize and agree to be automatically charged in subsequent months according to these terms.
First Month Pro-Rating: For new listings created in the middle of a calendar month, the initial fee or inquiry tracking period will be pro-rated accordingly for the remaining days of that month.
Inquiry Tracking Definition: For the purposes of the Performance Plan, a "tracked inquiry" is defined as any initial email generated by a potential guest clicking the email button on the listing, which automatically carbon-copies (CC's) DirahDirect.net with the subject line "Inquiry via Dirah Direct". An inquiry is counted the moment the email is sent, regardless of the text, content, or message written in the inquiry email body, and regardless of whether the guest ultimately finalizes a booking.
Excluded Leads: Any inquiries or bookings made by guests via direct phone calls, or via direct emails where DirahDirect.net was not automatically carbon-copied, cannot be tracked and will not be counted toward the monthly three-inquiry threshold on the Performance Plan.
Monthly Recurring Billing: Subscriptions are processed on a monthly recurring basis on the first of each month based on the terms of your selected plan. Your payment method on file will be charged automatically.
Cancellation & Expiration: You may cancel your subscription at any time by emailing dirahdirect@gmail.com. If you cancel mid-month, your listing will remain active and visible until the end of that current calendar month. We do not offer pro-rated refunds for partial months upon cancellation.

Limitation of Liability

To the maximum extent permitted by law, DirahDirect.net shall not be liable for any damages resulting from the use of the site, including but not limited to fraudulent listings, property damage, personal injury, or loss of money during a transaction. All listings are provided "AS IS."

Site Maintenance and Downtime

DirahDirect.net strives to keep the Website accessible 24/7. However, we reserve the right to take the site offline for short periods for scheduled maintenance, updates, or technical repairs. We are not liable for any loss of business or perceived missed opportunities during these temporary downtimes.

Right to Modify Content and Layout

We reserve the right to modify, reformat, or redesign the way listings appear on the Website at our sole discretion. This includes, but is not limited to:

Changing the layout, font, or color scheme of listing pages.
Editing listing descriptions for clarity, length, or professional tone.
Moving the placement of a listing within the search results or homepage.
Adding or removing features (such as badges, maps, or contact buttons) to improve the overall user experience of the site.

Intellectual Property

You may not scrape, copy, or redistribute any content from this site for commercial purposes without written consent.
